Mitsui Fudosan unveils master plan for redevelopment of former market site

Mitsui Fudosan, in partnership with Toyota Fudosan and The Yomiuri Shimbun Group, has formulated a comprehensive master plan for the redevelopment of the former Tsukiji Market site in Tokyo's Chuo Ward.

The plan includes the construction of a large-scale event and exchange facility with a total floor area of approximately 180.000 square meters, as well as a life sciences and commercial complex totaling around 400.000 square meters.

The roof of the event and exchange facility will incorporate a fan-shaped design reminiscent of the roof of the original Tsukiji Market. The overall redevelopment, with an estimated total floor area of 1,26 million square meters and an investment of about ¥900 billion, is scheduled to open in or after the early 2030s.

Announced on August 22, the "Tsukiji District Urban Development Master Plan" envisions new buildings harmonizing with the surrounding green spaces, including the adjacent Hama-rikyu Gardens, on the 190.000-square-meter site of the former market.

At the center of the site will be a stadium capable of accommodating about 50,000 spectators. The venue will host not only baseball, soccer, and rugby matches but also large-scale concerts. To the northwest, a life sciences and commercial complex will be constructed, while the southeast section will house a building with MICE (Meetings, Incentives, Conferences, and Exhibitions) facilities, hotels, and residences totaling approximately 150,000 square meters. Plazas and green spaces will be created on the northeast and southern sides of the stadium.

The project also envisions a wide-area transportation hub integrating not only railways and buses but also water transport and next-generation air mobility such as flying vehicles. In addition, the consortium will promote area management initiatives to ensure efficient facility operations, foster vibrancy, and guide the overall urban landscape.
